Kitchen extensions in Medway — space, light and lasting value
Open up your home with a carefully planned kitchen extension. Napwood coordinates design, planning, structure, procurement and finish — then you request a quotation once we have walked the property with you.
What a kitchen extension can achieve
A kitchen extension is one of the most effective ways to transform how a Medway home lives day to day. Whether you want an open-plan kitchen-diner, a brighter family space or a seamless connection to the garden, the right design adds usable floor area and long-term usefulness — not just a larger room on paper.
At Napwood Construction we plan kitchen extensions around how you cook, entertain and move through the home. Stewart brings kitchen design and procurement experience; Gary brings decades of carpentry and site delivery. Together we manage the build from first conversation to final handover.
- Single-storey kitchen-diners
- Side-return and wraparound layouts
- Structural openings and steels
- Bi-fold, sliding or aluminium doors
- Integrated kitchen fit-out
Kitchen extension, renovation or remodel?
A kitchen extension grows the footprint — foundations, structure, roof and usually new glazing — then the kitchen is fitted into that new volume. A kitchen renovation or replacement works inside the existing walls: layout changes, plumbing, electrics, cabinetry and finish without adding square metreage. Some people call a full rip-out and reconfigure a remodel; we treat that as renovation work unless the walls are moving outward.
If you only need a better kitchen in the space you already have, use our kitchen renovations page. If you need more floor area or a proper link to the garden, this extension service is the right starting point. House extensions that are not kitchen-led are covered on the main house extensions page.
Design, procurement and project management
We can deliver the structural shell and work with your chosen kitchen supplier, or manage a full design-and-install package through our supplier network. Either way, cabinetry lead times, appliance delivery, worktops and first- and second-fix trades are sequenced so the kitchen is not fighting the plasterers.
Procurement covers durable, whole-market ranges rather than a single showroom brand. Project management keeps steels, drainage, electrics, flooring and decoration on one programme with one point of contact.
- Layout and workflow planning
- Supplier coordination or Napwood-managed supply
- Staged quotation with kitchen in or out of contract
- 12-month workmanship guarantee on eligible Napwood work (written terms)
Planning, building regulations and structure
Many kitchen extensions in Medway fall under permitted development, but lofted heights, conservation areas, flats and larger footprints can need full planning permission. We help you understand the route early so you are not surprised mid-project.
Structural steelwork, foundations, drainage diversion, insulation, electrics and ventilation all need to meet building regulations. Our project management covers coordination with structural engineers where required.
Typical timeframes and costs
A straightforward single-storey kitchen extension often runs from around 8–14 weeks on site once permissions and materials are lined up, depending on complexity, weather and kitchen lead times. Larger or more bespoke schemes take longer.
Napwood does not publish a generic build rate. Costs depend on size, ground conditions, structural requirements, glazing and finish. The extension-cost guide identifies fees that can be checked separately. Actual construction pricing requires a project-specific quotation after survey.
- Free on-site consultation
- Clear staged quotations

FAQs
Frequently asked questions
Do I need planning permission for a kitchen extension in Medway?
Not always. Many single-storey rear kitchen extensions qualify as permitted development, but size, height, location and previous additions matter. We advise early and work with your designer or planning professional when full permission is needed.
How long does a kitchen extension take?
Most single-storey kitchen extensions take roughly 8–14 weeks on site after approvals and materials are ready. Kitchen manufacturing lead times and structural complexity can extend the programme.
Can you manage the kitchen as well as the build?
Yes. We can deliver the shell and work with your kitchen supplier, or manage a full design-and-install kitchen package through our supplier network.
Is this the same as a kitchen renovation?
No. An extension adds floor area and structure. A renovation replaces or reconfigures the kitchen inside the existing footprint. See our kitchen renovations page if you are not growing the building.
Will you handle structural steels?
Yes. We coordinate structural calculations where required and install steels as part of creating open-plan openings into your new kitchen space.
Which areas do you cover?
We regularly work across Medway — including Wigmore, Rainham, Gillingham, Chatham and Rochester — and wider Kent where the brief fits.
