Planning and permissions
Do I always need planning permission for an extension in Medway?
No. Many single-storey rear extensions fall under permitted development if they meet the rules on depth, height and materials. Corner plots, larger two-storey schemes, flats and conservation areas often need a full application to Medway Council or your local Kent authority. We help you spot the likely route early.
What is a Lawful Development Certificate?
It is formal confirmation that your proposed works are lawful without planning permission. Plenty of homeowners get one for peace of mind when they sell. It is not the same as planning approval, and building regulations still apply separately.
How long do householder planning applications take?
The statutory target is often around eight weeks, though busy periods and extra information requests can stretch that. Design time before you submit sits on top. Build party wall and lead times into the plan as well.
Can neighbours stop my extension?
They can comment on a planning application and use party wall rights where the Act applies. They cannot usually block a lawful scheme forever, but disagreements do slow things down. A civil conversation before notices go out helps more than people expect.
Costs and budgeting
How much does a house extension cost in Kent?
It depends on size, ground conditions, steels, glazing and finish. Quality single-storey work in the Medway area commonly starts in the mid-tens of thousands and rises for kitchen-diners and two-storey builds. We quote after seeing the property rather than guessing from a web form.
What should I put aside beyond the build quote?
Allow for design fees, structural engineer, planning or lawful development, party wall surveyor if needed, building control, kitchen, flooring, decoration, external works and VAT. A contingency of around 10% is sensible on many jobs for unknowns in the ground.
Do your prices include VAT?
We make VAT treatment clear on every quotation so you can compare fairly. Always check whether another quote is inclusive or exclusive before you choose on price alone.
Can I phase the work to spread cost?
Sometimes — for example shell first and kitchen later. Living in a half-finished space has its own cost and stress, so we talk through phasing honestly before you commit.
Timelines and programmes
How long does an extension take on site?
Many single-storey extensions run around 8–14 weeks once we start, assuming materials and approvals are ready. Wraparounds, two-storey work and complex steels take longer. Kitchen lead times can add a gap if units are ordered late.
When does the programme clock actually start?
On-site start — not the first chat over tea. Design, permissions, party wall, calcs and ordering windows or kitchens often take months before a digger arrives. We map both stages so expectations stay realistic.
Does bad weather delay extensions in Kent?
Yes, especially foundations and roofing. We build float into programmes and resequence when a wet spell hits rather than rush work that will fail later.
How long does a loft conversion take?
Many dormer loft conversions take roughly 6–10 weeks on site after approvals and materials are lined up, depending on bathrooms and structure. We confirm a programme after measuring your roof void.
Kitchens and open-plan living
Can Napwood manage the kitchen as well as the build?
Yes. Stewart specialises in kitchen design and procurement. We can deliver a full kitchen package or build the shell for your chosen supplier. Either way we coordinate electrics, plumbing and install so the room hands over as one piece of work.
Do kitchen extensions need steels?
Most open-plan kitchen extensions need engineered steels when load-bearing walls come out or wide openings are formed for bi-folds. We work to structural calculations and building control — not guesswork.
Are bi-fold doors worth it?
If you use the garden and want a wide opening, good aluminium bi-folds are excellent when the opening and threshold are detailed properly. If the doors will stay shut most of the year, sliders or a simpler glazed wall can give similar light for less.
Will open-plan make the house noisy or cold?
Noise is about zoning — utilities, soft furnishings and the odd pocket door help. Cold is about insulation, glazing specification and heating design. Done properly, open-plan kitchen-diners work hard through a Kent winter.
Lofts and extra rooms
Is my loft suitable for conversion?
We need to measure head height, check the roof structure and see where stairs can land. Photos help for a first chat, but a site visit answers it properly. Not every roof works without heavier structural work.
Do dormer lofts need planning permission?
Rear dormers often have a permitted development route; front dormers and some designs need full planning. Conservation areas and previous works change the picture. Building regulations apply either way.
Can you add a bathroom in the loft?
Often yes, if joists and soil routes can take it. We design plumbing and fire safety early so the bathroom is not an afterthought squeezed under the eaves.
Garage conversion or extension — which is better?
A garage conversion can be a smart, lower-disruption gain if parking rules allow and you want a study or playroom. If you need a bigger kitchen or another bedroom tied into the house, an extension is usually the better long-term answer.

Yes. Napwood Construction Ltd is fully insured and provides a 12-month workmanship guarantee on completed projects. Product warranties from manufacturers sit alongside that where relevant.
How do payments work?
We use staged payments linked to progress on site. The quotation and contract set those milestones out clearly so you know what each invoice relates to.
Living through the works
Can we stay in the house during an extension?
Most clients do. Expect dust, noise and a temporary kitchen for part of the programme. We protect remaining rooms and keep the site as tidy as a working build allows. Moving out speeds some stages but is not always practical.
What about noise and neighbours?
We stick to agreed site hours, warn before particularly noisy days such as steel install, and run a respectful site. Party wall notices are a separate legal process when they apply — we flag that early.
Will you tidy up each day?
Yes — tools away, waste managed, paths kept usable. Building sites are never spotless, but they should not look abandoned overnight either.
What happens at handover?
We walk through the finish with you, agree snags and close them out. You receive relevant certificates and our guarantee details. If something needs attention in the months after, you can call us direct — we are based locally in Wigmore.
