Never guess which walls are load bearing
Internal walls can carry floors, roofs or both. Age of the house, previous alterations and how the joists run all matter. We work with structural engineers to specify beam sizes, end bearings and padstones before anything comes down.
If someone offers to “have a look and knock it through” without calculations, walk away. Building control and your buildings insurance both care about this.
What the works involve
Expect temporary supports, careful demolition, steel installation, making good to floors and ceilings, and building control inspection. Electrics, gas and heating pipes hidden in the wall need relocating first — that alone can add a few days.
