Open, not empty

Think zones: cooking, dining, soft seating, and a utility or pocket door for mess. Half-walls, changes in ceiling height or furniture layout can define space without rebuilding the corridor you just removed.

We sketch this with clients before steels are ordered, because the beam positions lock the plan.

Structure and services

Load-bearing walls come out only with engineered steels. Electrics, radiators and soil pipes hidden in old walls need relocating. Extraction for the hob matters once the kitchen sits in the main living volume.

Building regulations and fire escape routes still apply — open-plan is not a free-for-all.

For many families yes. If you need quiet rooms for work or teenagers, keep some cellular space or add pocket doors.

Will it make the house colder?

Not if insulation, glazing and heating are specified properly. Large glass areas need good U-values and thought-through radiators or underfloor heating.

Do I need planning to go open-plan?

Internal wall removal is usually building control and structure, not planning. The extension footprint is the planning question.
