Open-plan openings and big bi-fold spans live or die on the steel design. This is the unglamorous bit that keeps the bedrooms upstairs where they belong.
Engineer first, cutting later
A structural engineer sizes beams, end bearings and padstones from the loads of your specific house — not from a rule of thumb. We work to those drawings and building control inspects the installation.
Temporary supports hold the building while the old wall comes out and the steel goes in. Skip that sequence and you risk cracks, sagging and worse.
What you will see on site
Acrows or props, careful demolition, crane or manual lift depending on access, welding or bolted connections as specified, then fire protection and boxing-in before plaster.
Making good to floors, ceilings and plaster lines takes longer than the 'steel day' photos suggest. Budget time for that finish.

Cost drivers
Span width, number of beams, crane access down a Medway terrace alley, and whether first-floor walls sit above the opening. Big glazed walls need serious lintels or goalpost frames.

How noisy is steel day?
Demolition and cutting are noisy for a limited period. We warn neighbours and keep the window as short as safe working allows.
Can steels be hidden?
Yes — boxed and plastered, or sometimes expressed as a design feature. Fire protection requirements still apply.
