How long does an extension take in Kent? Real programmes, not wishful ones
Homeowners hear 'eight weeks' and assume keys back by half-term. Sometimes that is fair. Often the clock starts later than people think. Here is a Medway builder's view of the full timeline.
Before anyone digs
Design, planning or lawful development, party wall, structural calcs, building control notice and lead times on windows and kitchens — that pre-construction block can take months.
A smooth single-storey with clear PD and a cooperative neighbour still needs drawings and materials lined up. Rushing this stage is how rainy site weeks turn into arguments.
Typical time on site
Many quality single-storey extensions in Medway land around 8–14 weeks on site once we start. Wraparounds, two-storey and heavy steel schemes take longer. Kitchen manufacturing can add a waiting gap if ordered late.
Weather matters. Foundations and roofing hate prolonged wet spells. We build float into programmes rather than promising miracle dates.

Sometimes, if we start early enough and decisions are locked. Fixed celebration dates need an honest look at the calendar — we will not promise what the programme cannot carry.
Does living on site make it slower?
It can, because we protect living areas and work around you. Vacating speeds some stages but is not always practical.
When does the 8–14 weeks start?
On site start — after permissions, steels ordered and the enabling works are ready. Not from the first cup of tea on the sofa.
