A dormer adds head height and floor space a Velux-only loft cannot match. For many Medway semis and terraces it is the cleanest way to gain a bedroom and bathroom without eating the garden.
Why dormers are popular
Rear dormers on many houses create full-height space for a proper room and en suite. Front dormers are more sensitive for planning and street scene.

Planning, structure and fire
Some loft conversions fall under permitted development; others need planning, especially with large dormers or altered front elevations. Building regulations cover structure, insulation, fire doors, escape windows and electrics.
Party walls often apply on terraces. Steels or strengthening may be needed in the loft floor and roof.

Programme and living through it
Many dormer lofts run roughly 6–10 weeks on site once approvals and materials are ready, depending on bathrooms and complexity. Expect noise overhead and temporary dust management.

Is my loft tall enough?
We measure head height and look at roof structure on site. Photos alone are not enough.
Do dormers need planning?
Rear dormers often have a PD route; front dormers and some designs need full planning. We advise after seeing the property and local constraints.
Can you add a bathroom in the loft?
Yes if soil stacks and joists can take it. That is a common request and we design the plumbing early.
Will I need to move out?
Usually not for a loft conversion, though it is dusty and noisy. We protect the floors below and keep routes clear.
