Budgeting for a Kent extension without nasty surprises
A solid budget is more than a builder's number on a page. Fees, kitchens, landscaping and a contingency all sit around the build. Here is how we help Medway clients plan it.
The full pot, not just brickwork
Include design fees, planning or lawful development, structural engineer, party wall surveyor if needed, building control, the build, kitchen, flooring, decoration, external works and VAT.
Our quotations spell out what is in and what is out. Compare that list when you weigh other firms — not just the bottom line.

Contingency is not optional
Ground conditions, hidden drains and client changes are the usual extras. A contingency of around 10% on many domestic extensions is sensible — more if the house is old and little is known about the foundations.
Spending the contingency on a nicer worktop is fine if the ground behaves. Having nothing left when it does not is painful.
Where to spend and where to save
Spend on structure, weatherproofing, insulation and the openings you look at every day. Save on replacing things that still work, and on ultra-bespoke details you will not notice in a year.

Should quotes include VAT?
Always clarify. Comparing a VAT-inclusive price with an exclusive one is how people get caught out.
Can I phase the project to spread cost?
Sometimes — shell now, kitchen later — but living in a unfinished space has a cost too. We discuss phasing honestly.
Do you help with finance questions?
We are builders, not lenders. We can stage invoices to milestones so cashflow is clearer for you and your bank or broker.
What usually blows budgets?
Late kitchen upgrades, unforeseen ground work, and unclear original quotes. Clear scope and early decisions prevent most of it.
