Napwood Construction

Property Services

Practical help for owners and landlords who need a property maintained, improved or made ready — with Napwood coordinating the building work, and independent professionals introduced where that is the right route.

What this page is for

Napwood Construction, based in Wigmore, already builds and refurbishes homes across Medway and Kent. Property services sit next to that work: maintenance and preparation that we can arrange, plus a small number of introductions when you need a different kind of professional.

Property maintenance and preparation are managed-specialist services. Napwood coordinates suitable people for the agreed scope. They are not presented as Napwood employees, and we do not claim qualifications we have not evidenced.

House clearances, estate agency and lettings management are introductions only. Napwood is not an estate agent or a lettings agent, and we do not carry out or guarantee that work.

Property maintenance

Maintenance here means the practical upkeep of a house: things that have worn, leaked, stuck or started to look tired, where a builder’s eye is useful before a list of separate trades is booked.

Through Napwood you can arrange that work as a managed brief. We talk through what actually needs doing, what can wait, and who should carry it out. We do not publish a catalogue of every trade, and we do not promise a service we cannot arrange.

Tell us the property, what has failed, and whether anyone is living there. That is enough to start.

Preparing a property

Owners often want a house ready for sale, for a new tenancy, or simply fit to keep living in. The useful work is usually ordinary: repairs, decoration, a kitchen or bathroom that has had its day, and small alterations that make the place function.

Napwood can coordinate that preparation where it sits inside our building and refurbishment work. We will say if something is outside that scope rather than stretch the brief.

We do not quote a fixed “make ready” price from this page. Cost follows the property and the list of work.

Refurbishment and improvements

Where preparation becomes a proper refurbishment — kitchens, bathrooms, joinery, or a wider refresh — that is Napwood’s established construction work, not a second company.

Use the refurbishment pages for the detail of how we build. This page is the place to start the conversation when the brief is “get the property into shape”, including when part of it may later be an introduction rather than a build.

House clearances

If a property needs clearing before works or a sale, Napwood can introduce you to an independent clearance provider.

That introduction is not Napwood emptying the house, employing the clearance firm, or guaranteeing their service. If you go ahead, you may contract with them directly.

We do not claim waste-carrier registration or disposal arrangements for Napwood on the back of an introduction. Ask the provider for their own credentials.

Estate agency

Napwood is not an estate agency. We do not value homes for sale, list them, or promise a sale.

If you want an agent, we may introduce you to an independent estate agency professional. Any membership, valuation or fee belongs to that firm, not to Napwood. You would deal with them directly.

Lettings management

Napwood does not manage tenancies and does not hold lettings memberships.

If you are a landlord who wants day-to-day management, we may introduce you to an independent lettings professional. Their regulatory status and contract are theirs. Napwood’s own role, if you want it, stays with preparing or improving the property.

How an enquiry usually runs

  1. Initial enquiry — say whether you need maintenance, preparation, a refurbishment, or an introduction.
  2. Discussion — the property, who occupies it, and what has to change.
  3. What is relevant — building work Napwood can arrange, or a professional we should introduce.
  4. Scope and proposal — for managed work, a clear next step. Not a price invented on this page.
  5. Introduction — where clearance, agency or lettings is the request, a connection to an independent provider.
  6. Agreed next steps — you decide who you instruct.

The path depends on the request. A repair list is not an estate-agency introduction. Say which you need so we do not mix them up.

Useful advice

There is not yet a dedicated guide on preparing a house for sale or a rental refresh. Those subjects are noted for later editorial work. They are not published articles.

Frequently asked questions

Is Napwood an estate agent?

No. Estate agency, if you want it, is an introduction to an independent firm. Napwood does not sell houses.

Do you manage lettings?

No. We may introduce a landlord to an independent lettings professional. We do not manage tenancies.

Will Napwood clear the house?

No. House clearance is an introduction. We do not claim to carry out clearances or to hold the clearance firm’s waste credentials.

Can you prepare a house for sale or a new tenancy?

Yes, where the work is maintenance, repairs or refurbishment we can arrange. Tell us the condition and the deadline you have in mind. We will say what is realistic.

Next step

Talk through the property

Tell us the address in broad terms, whether you own or let it, and if you need building work, a clearance introduction, or an agency or lettings introduction. We will point you to the next sensible step.
